New Data Reveals Significant Decline in Building Projects, Highlighting Challenges in the Construction Sector

WIESBADEN, Germany – May 17, 2023: The latest report from the Federal Statistical Office (Destatis) reveals a sharp decline in building permits issued for dwellings in March 2023, marking a significant setback for the construction industry. Compared to the same month in the previous year, the number of permits issued plummeted by 29.6%, with a total of 10,300 fewer permits granted. This decline signals a continued downward trend that has persisted since May 2022, indicating challenges within the sector.

The decline in building permits extends beyond a single month, as data from January to March 2023 paints a concerning picture. The report shows a substantial decrease of 25.7% in the number of building permits issued for dwellings during this period, compared to the same timeframe in 2022. Specifically, single-family houses experienced a sharp decline of 31.1%, while two-family houses saw a staggering drop of 51.9%. Multi-family houses were also affected, with a decline of 25.2%.

The data reflects a persisting trend of diminishing building projects, with year-on-year declines exceeding 10% since October 2022 and surpassing 20% since January 2023. The last time such a substantial decline was recorded was back in March 2007, when building permits dropped by 46.5% compared to March 2006.

Analysts attribute the ongoing decline to several factors, including soaring building material costs and worsening financing conditions. These challenges have hindered construction projects and deterred potential investors and developers. The impact is felt across both new buildings and existing structures, as building permits for both categories are included in the report.

With a total of 68,700 building permits issued for dwellings in the first quarter of 2023, the decline of 25.7% compared to the same period last year (92,500 building permits in January to March 2022) underscores the magnitude of the industry’s struggles. As the cost of construction materials remains high and financing becomes increasingly challenging, stakeholders in the construction sector face an uphill battle to revive building projects and address the growing housing demand.
