Price Index of Single Family House Plots Reveals Fluctuations Across Regions in Finland

The latest data on the price index of single-family house plots in Finland provides insights into the fluctuations experienced across different regions. The index, with a base year of 2015 set at 100, offers a quarterly and annual comparison of changes in prices and real price indexes, along with additional information on price per square meter, quartiles, median prices, average area, and the number of transactions.

In the third quarter of 2022 (2022Q3), the overall price index for the whole country stood at 126.2, reflecting a quarterly change of 4.4% and an annual change of 4.4%. However, the real price index, adjusted for inflation, was 110.4, indicating a quarterly change of 2.8% and an annual change of -3.1%. The price per square meter averaged at 27.5 euros, with the lower quartile at 4.8 euros, median price at 17.8 euros, upper quartile at 65.0 euros, and an average area of 2,902 square meters. The number of transactions reached 701.

When examining the Greater Helsinki region separately, the price index surged to 172.1 in the same quarter, marking a significant quarterly change of 21.4% and an annual change of 15.0%. The real price index for the region was 150.6, showing a quarterly change of 19.5% and an annual change of 6.6%. The price per square meter skyrocketed to 212.3 euros, with the lower quartile at 169.6 euros, median price at 225.6 euros, upper quartile at 336.1 euros, and an average area of 1,695 square meters. The number of transactions in Greater Helsinki amounted to 57.

Comparing the whole country with Greater Helsinki, the price index for the combination stood at 113.4, experiencing a slight decrease of 0.8% quarterly but a positive change of 1.0% annually. The real price index was 99.2, showing a quarterly change of -2.4% and an annual change of -6.3%. The price per square meter averaged at 20.3 euros, with the lower quartile at 4.2 euros, median price at 15.0 euros, upper quartile at 50.0 euros, and an average area of 2,984 square meters. The number of transactions totaled 644.

Moving beyond the capital region, the satellite municipalities witnessed a decline in the price index, reaching 103.9 in 2022Q3. This reflected a quarterly change of -5.3% and an annual change of -8.2%. The real price index for the satellite municipalities was 90.9, indicating a quarterly change of -6.8% and an annual change of -14.9%. The price per square meter averaged at 34.3 euros, with the lower quartile at 15.0 euros, median price at 50.0 euros, upper quartile at 110.0 euros, and an average area of 2,346 square meters. The number of transactions in these areas amounted to 78.
