In accordance with the ELAN law of November 23, 2018, the implementation of rent control measures has become possible. Considering the ongoing tension in the private rental market for several years, the Bordeaux region has chosen to experiment with this regulatory framework.
Each year, a reference rent is determined by the prefecture based on the observed rents provided by the local rent observatory, which is authorized by the Ministry of Housing. The reference rent is determined based on the location of the property, its construction year, the number of rooms, and whether the property is furnished or unfurnished.
This rent control system came into effect on June 1, 2023.
