According to the latest data from Statistics Sweden (SCB), a total of 107,248 residential apartments were sold in Sweden in 2022, amounting to a combined value of 297 billion SEK. This sales volume represents the second-highest on record. Despite the strong sales, the average price of apartments in the country decreased by nearly 1 percent, from 2.785 million SEK in 2021 to 2.766 million SEK in 2022.
In the three major metropolitan areas of Stockholm, Gothenburg, and Malmö, residential apartment sales accounted for 222 billion SEK, equivalent to 75 percent of the total sales value. The Stockholm metropolitan area recorded a total turnover of over 163 billion SEK, representing 55 percent of the country’s overall turnover. For Gothenburg, the corresponding figure was 34 billion SEK or nearly 12 percent, while Malmö saw sales worth over 24 billion SEK, constituting approximately 8 percent of the total turnover.
It is worth noting that the number of apartment sales in 2022 decreased by 20,092 compared to 2021. More than half of all apartment transactions (nearly 57 percent) took place in the three major metropolitan areas. In the Stockholm metropolitan area, 37 percent of the sales were conducted, while Gothenburg accounted for 10 percent, and Malmö just over 9 percent.
Regional variations in the average price of apartments were significant. Stockholm County had the highest average price in 2022, reaching 4.1 million SEK, while Västernorrland County had the lowest average price at 964,000 SEK.
The data presented by SCB provides insight into the real estate market in Sweden, offering valuable information for buyers, sellers, and policymakers. The residential apartment sales figures reflect both the attractiveness of urban areas and the regional diversity in pricing across the country.
