Swedish House Prices Experience 1% Decline in Q2 2023, Reports SCB

According to the latest data from the Swedish Statistics Bureau (SCB), the prices of permanent residential small houses on a national level experienced a 1% decrease during the second quarter of 2023, compared to the previous quarter. The statistics are based on the date mentioned in the property deed, which signifies the day the buyer becomes the formal owner.

On a year-to-year basis, comparing the second quarter of 2023 with the same period in 2022, the prices for permanent small houses have decreased by 12% nationwide. The average price for a small house suitable for permanent living, whether it’s a villa, semi-detached, row, or terraced house, was 3.6 million Swedish kronor during the second quarter. In metropolitan areas, the median price ranged from 4.7 million kronor in Greater Malmö to 6.6 million kronor in Greater Stockholm.

Rise in Vacation Home Prices The SCB’s property price index for vacation homes at the national level shows a 15% increase in prices during the second quarter of 2023, compared to the preceding quarter. However, on an annual basis, comparing the second quarter of 2023 with the same period in 2022, vacation home prices have seen a 10% decrease on the national level. The average price for a vacation home across the country was just over 2.3 million Swedish kronor during the second quarter of 2023.

Agricultural Property and Commercial Real Estate Trends The SCB’s price statistics also indicate that agricultural property prices experienced a modest rise of slightly over 1% on a national level during the second quarter of 2023, compared to the previous quarter. The average price for agricultural land stood at 3.4 million Swedish kronor during the same period.

Furthermore, commercial property trends were also observed in the form of rental housing units. The SCB’s price statistics reveal that prices for commercial rental properties (hyreshusfastigheter) increased by nearly 2% at the national level during the second quarter of 2023 in comparison to the preceding quarter.
